Located on 9 acres along the south end of Fort Myers Beach, the former Outrigger Beach Resort was an iconic landmark that holds a special place in hearts of residents and visitors alike.

London Bay Development Group envisions a reimagined destination that honors the island’s distinctive character while delivering a vibrant lifestyle experience. Designed to be resilient, the project pairs thoughtful planning with enduring construction to ensure the property is prepared for the future. With sweeping Gulf views, wide stretches of beach and direct waterfront access, this site reflects the very best of Fort Myers Beach.

Over the past year, we listened closely to feedback from the community, Town planning staff and Town Council and made several meaningful changes to improve the project, enhance its integration with the surrounding area and bolster public benefit.

The proposed plan calls for a casual lifestyle hotel featuring 100 hotel and 50 condo-hotel rooms, 46 residences and a beach club, designed to serve both locals and visitors. Public beach access, a linear park with public restrooms, a beach-facing restaurant and the return of the iconic Outrigger beach bar are central to the concept. Together, these elements are intended to reestablish the property as a welcoming gathering place for locals and visitors alike.

Projects Details

Prior to Hurricane Ian, the site was home to:

  • 144 room Outrigger Beach Resort
  • Outrigger Tiki Bar

London Bay is seeking to create a casual lifestyle hotel with residences that caters to locals and embraces visitors. The proposed plan includes:

  • 100 room hotel and 50 room condo hotel with a maximum height of 9 stories over parking plus a rooftop lounge
  • 46 beachfront condo residences with a maximum height of 13 stories over parking
  • 50-seat beach bar and chickee hut
  • 50-seat lobby bar and terrace
  • 200-seat beach-facing restaurant
  • 15-seat café and market
  • 150-seat rooftop bar & restaurant
  • Public restrooms and wash stations
  • Shaded public beach access and linear park

Over the past two years, London Bay has met with residents, business owners and community leaders to discuss how it can work together to create a new destination that honors the island’s character, while bringing new opportunities and vitality to Fort Myers Beach. As a result of these conversations, London Bay submitted revised applications for the Outrigger property in the fall of 2025 that reflect guidance from Town planning staff, Town Council and the community.

These revised plans feature meaningful changes that reflect London Bay’s commitment to Fort Myers Beach, including:

  • Reduction in Building Height: The proposed condominium building has been reduced to 13 stories over parking, while a portion of the hotel along Estero Boulevard has been reduced to 7 stories over parking.
  • Improved Separation and Massing: The hotel wing along Estero Boulevard been pulled back to create additional space and visual separation between the hotel and condos.
  • Enhanced Public Access: A ground level hotel arrival has been created to improve accessibility and create a more inviting, pedestrian friendly environment.
  • Expanded Restaurant and Bar Options: Publicly accessible food and beverage options have been expanded to a combined indoor and outdoor total of 665 seats.
  • Upgraded Event Space: Hotel event and meeting areas have been enhanced to better accommodate small, medium and large community events and gatherings.
  • Improved Mobility and Parking: 17 additional parking spaces have been added, while the layout for bicycle, golf cart and public transportation has been improved.
  • Wave Mitigation Wall: London Bay has secured FEMA CLOMR approval to construct a new wave dissipation wall along the CCSL.
  • No Boat Shuttle in the Canal: London Bay will not pursue a boat shuttle in the nearby canal and is partnering with Fish Tale Marina to receive the boat shuttle.

Economic Impact

Our vision for the future of the Outrigger Beach Resort property is rooted in sustained collaboration with the Fort Myers Beach community. Our plan restores economic vitality to the island, representing a more than $200 million private sector investment that will deliver immediate and lasting economic benefits to Fort Myers Beach without requiring public funding.

During the construction phase, the project will generate:

  • $111 million in construction wages
  • $3.7 million in permit, impact and utility connection fees

Once operational, the project will generate:

  • $15 million in direct wages annually
  • $6.7 million in property tax revenue, $1.5 million of which will directly support Fort Myers Beach, annually
